Allreal acquires plots and develops high-end projects

The Development department plans and develops projects across the entire real estate spectrum for the company’s own portfolio as well as for private and institutional investors and developers. The company takes care of everything as a full service provider – from acquisition and initial concept all the way to a build-ready project with long-term value creation.

Allreal acquires development reserves or properties with upside potential as asset or share deals. In these spaces, the company plans new properties using a holistic approach and realises them in such a way that economic, environmental and social aspects are taken into account as comprehensively as possible.

 

Acquisition profile

Through the Development department, the company analyses building land reserves and existing properties for sale across Switzerland. The focus is on properties that fit the following profile:

Use: residential, office, modern industrial estates
Size: > 10 residential units
> 3,000 m2 service/commercial space
> 10,000 m2 industrial space
Investment volume: > CHF 20 million
Location: German-speaking Switzerland: : Zurich, Basel, Bern, Lucerne, Zug
Romandie: Geneva and Vaud


Acquisitions can take the form of asset or share deals.

 

Hardstrasse 299/301 – A splash of green in Zurich-West

At the end of 2016, Allreal, the owner of the Escher-Wyss industrial area, conducted a study contract involving eight prestigious architecture firms for a new build to replace an old building located at Hardstrasse 301. The architects were asked to look into the concept of plants on the outside of the building and to report back on their findings at the tender stage. The architecture firm that eventually won the tender, Zurich-based Caruso St John Architects, incorporated this requirement as a fundamental feature of the design from the word go.

Spiserstrasse – A Zurich project inspired by London

Large areas with good development potential are hard to come by in Switzerland’s city centres. So you can imagine just how exciting it was when Allreal was presented with the opportunity to acquire a plot that fitted the bill at the heart of Zurich’s Albisrieden district.

Bülachguss – A new lease of life for Bülach-Nord

Allreal developed and realised an area with multiple uses on old industrial land covering around 55,300 square metres in Bülach. 490 rental apartments and condominiums were created alongside office and commercial spaces and a public park. Several thousand people now live and work in Bülach-Nord, putting Bülach in the top ten towns in the canton of Zurich based on the number of inhabitants.
