Site managers, who are deployed on site and present for the entire construction period, monitor and manage the quality of execution by following process-oriented workflows.

Allreal’s Projects & Development division provides its services predominantly in the central areas of Zurich and Geneva as well as in the Espace Mittelland region of Switzerland. In Romandie, Allreal realises projects with its own general contractor, Roof, which has been part of the Allreal Group since 2021.

Different contract models

Allreal offers the following contract models:

Billing based on actual costs: The services provided are payable on the basis of reported expenses.

Advantage:

• Cost transparency

Open billing with price ceiling: A price ceiling is set. Any costs over that agreed amount will be covered by the general contractor. If the costs come in under the agreed amount, the difference will be divided between the developer and general contractor as agreed beforehand.

Advantages:

• Cost transparency (= basis for settling up if costs are higher or lower than expected due to changes to the project scope)
• Incentive to save on building costs

Global price billing: A price is agreed upon in advance for the services to be provided and subsequently adjusted to reflect inflation.

Advantages:

• Fixed price for agreed services
• Cost risk borne by the general contractor (excluding inflation)

Flat rate billing: The general contractor agrees to complete the project for an agreed flat rate.

Advantages:

• High level of certainty surrounding costs
• Cost risk borne by the general contractor (including inflation)

Developers are assigned one point of contact, which keeps quality and costs on track at the planning and execution stages.
