Allreal owns commercial and residential properties at key interchange points, focusing on the business centres of Zurich and Geneva. The portfolio has grown steadily in recent years, both as a result of targeted acquisitions and organically thanks to the addition of modern, sustainable properties from Allreal’s own site and project developments.
White Plaza practically fully let
Our office complex White Plaza on Viaduktstrasse in Basel is almost fully let again. We signed a long-term lease with a fitness group covering an area of nearly 2,000 m². We also successfully re-let space previously used as a data centre, as well as free warehouse space covering a total of 960 m². This secures rental income from the office building centrally located by Basel SBB railway station in the long term.
Good demand for spaces in Zurich Altstetten
Allreal owns several high-quality office buildings in the immediate vicinity of Zurich Altstetten station. During the reporting period, we extended a major lease on Herostrasse for another ten years. We also reached significant agreements for the building on Vulkanstrasse.
More tenants at Forum West on Freiburgstrasse in Bern
In the first half of the year, we finished the comprehensive renovation of the commercial property Forum West on Freiburgstrasse in Bern. In addition to BLS moving in as the anchor tenant, we also gained another new tenant in the ECAP Foundation. As a provider of adult education, ECAP is also helping to breathe new life into the property.
Furthermore, significant new signings and lease extensions were agreed for properties on Zollstrasse, Josefstrasse and Klingenstrasse, as well as by the main railway station in Zurich, on the Dreieck site in Winterthur, the Richtiring in Wallisellen and on Route François-Peyrot in Grand-Saconnex, Geneva. In total, we signed leases for more than 52 000 m2 in 2025.
Own projects for the portfolio or to sell
Gartenstadt Köschenrüti – from development to ownership
In Zurich Seebach, we developed the Köschenrüti garden town project with 300 rental apartments. The legally enforceable construction permit was issued at the end of the year. We were appointed as total contractor for the whole site in the first half of the year. Construction is scheduled to start in 2026. Furthermore, we signed a contract of sale for the northern part of the site in December, which will mean 93 modern apartments being added to our residential portfolio in the City of Zurich from 2030.
Flagship sustainability project moves into the implementation phase
In Baar, demolition of the former office building at Baarermatte got underway. Development of a mixed-use site with 104 condominiums, 6 studios and more than 6,000 m2 of office and commercial space on the edge of Zug will start in 2026.
The new-build project is setting high standards when it comes to the circular economy and minimal resource consumption. Parts from the previous building are being removed during the demolition for reuse. The new buildings will be made of timber and not have a basement. Moreover, the project is promoting biodiversity thanks to the “sponge city” principle.
New residential and office space next to Stettbach station
The project on Sonnentalstrasse next to Stettbach station in Dübendorf is still in an early phase of the development process. Once the existing leases expire in 2030, the plan is to commence with a high-quality site development with residential and office use that combines the existing structures with new buildings to optimum effect. The project submitted by E2A Architekten was selected as the winner of the competition in the reporting year.
Other projects planned either for the portfolio or for sale are those on Badenerstrasse and Josefstrasse in the City of Zurich, Inzlingerstrasse in Riehen, Hohlgasse in Sünikon-Steinmaur, Avenue Louis-Casaï and Avenue de Riant-Parc in the canton of Geneva.

Realisation of own development projects
At Spiserstrasse in Zurich Albisrieden, we handed over to the new tenants all 63 condominiums. We also successfully completed the projects on Avenue de l’Amandolier and Rue Edouard-Rod in Geneva in the second half of 2025. At the time of project completion, all flats in all properties had been sold. In addition to the condominiums, we have also added over 30 new rental flats from the Geneva projects to our portfolio. A residential property on Renggerstrasse in Zürich Wollishofen is also nearing completion. The building remains the property of Allreal.

Successful conclusion of third-party projects
At the beginning of the year, we completed the major project Höfe Adliswil to the customer’s utmost satisfaction. Since 2019, more than 300 apartments and new commercial space have been developed on the site, which spans over 30,000 m2. We also successfully completed the complex conversion project on Zeughausstrasse in Zurich, the Friedbühl school in Oberhofen and the total renovation of a property on J.J. Balmer-Strasse in Basel.
Ongoing third-party projects on track
In Bülach, we held a celebration in the summer to mark the foundation stone being laid for the new Guss school, while the new School of Business on the Dreispitz site in Basel is continuing to take shape and work is also on track on Poststrasse in Zurich. In Dietikon, we began work on the Lägernstrasse project in 2025. And in Winterthur, construction started on the major project Eichwaldhof.
