Allreal has a carefully selected portfolio of commercial and residential properties, focusing on the business centres of Zurich and Geneva. The portfolio has grown steadily in recent years, partly as a result of acquisitions but mainly thanks to a supply of high-quality modern properties from Allreal’s own site and project developments.
Rental agreements successfully negotiated at Zurich main station and in Winterthur
For our property on Zollstrasse, right by the main railway station in Zurich, we extended two leases at the same time in the first half of the year, each for ten years. One of these was with a major retailer. We also successfully negotiated other rental agreements for Lindbergh-Allee in Glattpark and the Dreieck site in Winterthur.
Modernisation completed at Freiburgstrasse
With the completion of the modernisation of Freiburgstrasse, the commercial property Forum West began generating income again from the second half of the year. The anchor tenant is BLS.
Development projects creating added value and growth
For a customer, we are carrying out a mandate as service developer and supporting them in designing the Köschenrüti garden town in Zurich Seebach. We submitted the planning application at the beginning of the year and secured the construction contract for the whole site later in the first half of 2025.
New rental apartments for Zurich Altstetten
On Badenerstrasse 501–505 in Zurich Altstetten, we are planning a residential building with more than 60 rental apartments, as well as commercial space. The project, based on the plans of Michael Meier and Marius Hug Architects, boasts a central location with a reduced use of concrete and adequate floor plans. The building will be carbon-neutral in operation. Construction is scheduled to start in 2026, with the work being finished around two years later.
New residential and office space next to Stettbach station
The project on Sonnentalstrasse next to Stettbach station in Dübendorf is still in an early phase of the development process. Once the existing leases expire in 2030, the plan is to commence with a high-quality site development that combines the existing structures with new buildings to optimum effect. The project submitted by E2A Architekten was selected as the winner of the competition. Allreal is planning a large residential and office complex consisting of around 300 new apartments and office space.
Other projects are planned on Inzlingerstrasse in Riehen, Hohlgasse in Sünikon-Steinmaur, Josefstrasse and Brandschenkenstrasse in the City of Zurich, Avenue Louis-Casaï and Avenue de Riant-Parc in Geneva.
Condominium projects in progress
Our project on Spiserstrasse in Zurich Albisrieden is on the verge of being completed. Of the 64 condominiums, all have been sold. The project on Avenue de l’Amandolier in Geneva will also be finished in the second half of 2025. In addition to the condominiums, rental apartments are also being built. We will be transferring these to our portfolio. We expect further additions to the portfolio in Geneva in the second half of the year from the Rue Edouard-Rod project.
In Lucerne and Zumikon, we started marketing and construction for the Panorama Eggen and Strubenacher Living projects in the first half of the year. In Lucerne, a five-storey apartment building comprising 73 condominiums is being developed. In Zumikon, we are building 19 sustainable terraced houses in an attractive location.

Third-party projects in the Realisation division being implemented on schedule
Besides our own development projects, we are also realising challenging projects for third parties. At the beginning of the year, we completed the major project Höfe Adliswil to the customer’s utmost satisfaction. Since 2019, more than 300 apartments and new commercial space have been developed on the site, which spans over 30,000 square metres. We also successfully completed the complex conversion project on Zeughausstrasse in Zurich. Furthermore, we will finish work on the Haus zum Falken project at Stadelhofen railway station in the City of Zurich in the autumn. The new office building was designed by the renowned architect Santiago Calatrava.

In Dietikon, we began work on the Lägernstrasse project. The major project Eichwaldhof in Winterthur will also be launched in the second half of the year.
Other projects being implemented include the new School of Business on the Dreispitz site in Basel, Poststrasse in Zurich and Gartenstrasse in Bern.
